Mike Huffman

Mike Huffman | Partner

Since forming Huffman Facility Development, Inc. (now Huffman Keel Partners) in 2000, Mike has assisted clients in each phase of the development process, drawing on his 30 years of construction management and facility operations background to help deliver functional building environments. With projects ranging in value from $1 million to over $210 million, Mike has advanced clients’ goals in site selection, program management, consultant selection, contract negotiation, design, and construction phase management, and initializing operations with projects totaling more than $1.5 billion. Community services has been a consistent feature of Mike’s experience, serving on the board of Children’s Theater of Madison for 9 years, on the Board of Education in the Cambridge School District, and as a soccer and track coach.


Jordan Schulz

Jordan Schulz | Partner

Jordan brings +20 years of experience and enjoys both the team environment created by each unique project as well as the opportunity each project has to create Place. He began his career in general contracting in Chicago and continued it as an Owner Project Manager in Boston before forming Keel Partners, Inc. (now Huffman Keel Partners) in 2016. Current and past project types range widely: healthcare, corporate, life science, mixed-use, retail and educational. Projects include ground-up, renovations and tenant improvements, ranging from $1 million to $300 million. Jordan holds a BS in Civil Engineering from the University of Wisconsin–Madison and a Master of Business Administration from Boston University. He and his wife live on a small farm with their three daughters and enjoy being outdoors.


Ryan Burton

Ryan Burton | Development Manager

Ryan has had a career of successful experience working with and for commercial Real Estate investment, management, and development companies. He has senior-level experience in Real Estate development, financial analysis, construction management, portfolio management, asset management, Real Estate transactions, and owner project management. His portfolio of projects includes multiple asset classes such as multifamily (market rate and affordable), hospitality, life sciences, biotech, education, manufacturing (GMP), mixed-use, office, and retail. Ryan has consulted on highly technical and complex building, process, and manufacturing systems. He has worked with private, publicly traded, and non-profit clients. Ryan has been involved in over $ 1 billion worth of projects and transactions, totaling millions of square feet. He lives in Madison with his wife and four kids. Ryan is an avid Formula 1 Racing fan, attending many races over the years.


Jeff Duesterbeck

Jeff Duesterbeck | Development Manager

Jeff started his career on the West Coast of the San Francisco Bay area managing numerous bio-tech and office projects from $1 million to $45 million including both tenant improvements and ground up projects. After his time on the west coast, Jeff moved his family back to Wisconsin to work with the University of Wisconsin Hospital and Clinics in their Planning, Design, and Construction group overseeing project management of construction projects throughout the 4 million square foot hospital as well as various clinics in the Madison Metro area. Jeff oversaw the project design, budget, schedule, and was the main liaison between the end users and construction/design team. In addition, Jeff was part of the facilities planning team which would help determine hospital program space needs as well as strategic facilities master planning. He moved back to general contracting in 2016 to manage projects and went on to develop and oversee a construction healthcare division. Jeff plays in an indoor soccer league and plays guitar, although he’s not taking song requests yet.


Karl Kraemer

Karl Kraemer | Development Manager

Karl has more than 50 years of experience in the construction industry, with responsibilities ranging from field work to project management, field supervision, sales, construction oversight and assuring architectural contract compliance. He combines strong communication and problem-solving skills with excellent technical and construction process knowledge to meet the program, quality, budget, and schedule requirements for each project. In addition to having formed his own project consulting company, Plain, LLC, he has worked with many top design and construction companies including Architectural Design Consultants, Inc., Elkus-Manfredi Architects, Insight Consulting Architects, PLANNING Design Build, Inc. (now Iconica), Fisher Development, Potter Lawson Architects, Rowland Constructors, Northstar Packaging, State of Wisconsin and Kraemer Brothers, LLC. Outside of work you might find Karl out on the ski slopes or scuba diving to explore old shipwrecks.


Clayton Nelson

Clayton Nelson | Development Manager

Clayton has over 30 years of experience in the construction industry, serving in a variety of roles. Early in his career, Clayton worked in the field as a carpenter, then owned and operated his own carpentry contracting business, gaining firsthand knowledge of the industry from the ground up. This progressed into project management roles for CMK Companies in Chicago, IL and then Stevens Construction, a Madison, WI-based commercial general contractor. More recently, Clayton worked as an owner project manager for Host Hotels & Resorts for the remodel of a 535-room high rise hotel in downtown Minneapolis. Through a multitude of project types and his construction background, he brings a breadth of relevant and effective skills to meet and overcome the challenges faced from the client’s perspective as they undertake a project.  A lifelong Midwesterner, Clayton enjoys traveling and the outdoors. He and his wife bicycled from Pittsburg to Washington DC two years ago on the GAP Trail and C&O Canal Towpath trails.


Michelle Hammerling | Development Manager

Michelle brings over 17 years of experience in commercial real estate design and construction, commercial property management, and facility operations to HKP. With a Bachelor’s degree in Interior Architecture and additional experience in Business Administration and Interior Design, she has an exceptional eye for detail and a talent for building and fostering strong client relationships. Michelle has spent many years of her career working closely with large commercial spaces, assisting tenants in defining their specific needs and overseeing the execution of their space build-out. Her work with Urban Land Interests and WPS Health Solutions solidified her ability to manage several multifaceted projects and tenants concurrently. Dedicated to delivering excellence in every aspect of her work, Michelle ensures projects are completed on time, within budget, and to the highest standards of quality. When she’s not at work, Michelle and her family enjoy hiking our state parks, attending Broadway shows, watching her three kids in basketball, swimming, and gymnastics, and spending time with extended family.  


Amber Burton | Marketing & Communications Manager

Amber brings more than a decade of experience in financial services, real estate lending, management, and sales. Additionally, she brings extensive experience in employee training and the creation of policies and procedures. Having commenced her journey at Indiana University in Bloomington, Amber developed her skills at the IU Credit Union, where she dedicated eleven years of service. Beyond her professional endeavors, her entrepreneurial and creative side has kindled a passion for marketing and sales. Amber lives in Madison with her husband, four children, two dachshunds, and cat. When she’s not working, she enjoys reading, trail running, and spending time with her family. And if you’re lucky, you might even encounter her leading a knitting or fiber arts class at a local yarn store.
